The following is a summary version of deed restrictions filed in Liber 7973 at Page 504-513 in the Erie County Clerk’s Office impacting on the use and building of Forest Height Estates.
 
     It is expressly understood that Forest Heights Estates has been plotted and laid out as a choice and attractive residential district… Therefore, these restrictions are made for the benefit of the lots contained in the subdivision.
 
     No Building nor additional structures thereto shall be constructed without the approval of the Architectural Committee nor shall any trees be removed other than obviously dead trees without permission.
 
     All swimming pools must be of below grade type.
 
     No noxious or offensive trade shall be carried on nor anything done which will become an annoyance or nuisance to the neighborhood.
 
     No temporary structures, tents, shacks, barns, tool sheds, tree-houses or other outbuildings shall be placed or erected on any lot except during the course of construction.
 
     No building, additional structure thereto nor lot grading shall be erected, maintained or altered until approval of the Architectural Committee.
 
     No commercial vehicles shall be stored in any garage or parked in any driveway, it being the intention that no commercial or business activities of any kind or character be permitted in the subdivision.
 
 
     No boat, camper-type vehicle, trailer or motorcycle shall be left parked in any driveway or yard.
 
     No fences shall be erected without the approval of the Committee.
